The entire plot is mocking the hierarchical social structure of aristocratic Russia by having the main character ascend in social status by buying the names of serfs that have died from local aristocrats. This makes it look, on paper, as though he is incredibly wealthy despite the fact that he neither needs land nor food for his "estate".
