Any advice for someone who works a minimum wage job but has cash to invest? Have about 320k from inheritance ( was higher but somehow managed to lose about 38 k, not sure how, just really shitty spending habits and not working enough i guess) was thinking about getting into buying properties and fixing them up or just renting it out) I'm moving back into my parents this year son not having to spend 1000 bucks a month on rent anymore will surely help

Viable, but you really need to do your homework first. Like, is it a popular tourist area? How will you get tenants? What will you do with it in the off season? What are the taxes like? If you want to fix it up, are you going to do it yourself or hire contractors?

None of this is impossible or even particularly difficult, but go in blind and you'll create a ton of headaches for yourself.

That's the wrong way to go about it. Most successful businesses these days arent doing anything new or re-inventing the wheel. They succeed because their owners are passionate enough to put in the work.

Think of what you are passionate about and wouldnt mind working 7 days a week on instead of trying to come up with the next revolutionary product lying in bed.

True. But i am trying and improving. I would start studying personal finance. Get hold of the best cheap seminars and free meetups and dont tell anyone you have money or talk much. Just learn. You will form a plan. Dign up for credit karma. Listen to what it says. Fucmx your shit get some credit cards, use one or 2 one month. But keep it under 30% utilization. Do it you have a 1000 credit line keep it under 300. 1 month first bill come. Pay minimum. Next month 2nd bill come. Pay off all balance and switch out cards. Continue study. Learn to budget better and not piss away this meal ticket so many of us lose. As self punishment u should get a better job and pay yourself back that money and then use your own paycheck to invest in assets. Only dip in small amouts of the nest egg u fixed when u making small progits and learning. U will fuck up. But u will learn. Really first step is ficmxing your shit and learning to live right. Moving in with your folks be a good start to paying yourswlf back what u pissed away. Good luck.

Im looking at renting some houses at roughly 5% of purchase price per month. Minus exoenses should be 30%-40% gains even with my fuckups. My local market has been fucked for 30 years. I have 3 houses and getting a 4th. A local business got bought out and is more that quadroupling in size. They have started construction. Until grund is broke i dont buy into this shit. Pad near being poored in another factory. Another bought land and moved in equipment. I have no actual fuck what is going on around here bit im hoping to the moon.
