It's a 08 that I bought in 14. Hard to believe it lost half its value in just 6 years. Judging by the used market, I would be lucky to get $12K for it now with all the miles I have put on it.

I've only put about 1000 miles on it since I bought it and it has been running fine. Mine gets really shitty gas mileage. Very comfy though would recommend

Yes, I love it. Keep in mind the $6-9k is most likely going to be for a 2.4 model, not a 2.0 turbo like mine. Where are you located? I am 6'0", and wear a 32x34 size pants. I have the seat all they way back and it is comfortable but if your legs are longer than mine you probably wont fit. I still have plenty of room above my head though.

Such is life when you live in an old neighborhood

HOA developments constitute something like 90% of the available homes I can live in. Wife and I have to be within a certain distance from the hospital I work at for on-call status.

I was like you once, hated HOAs with a passion. Then I rented a house with one for a few years. The neighborhood next to it without one had a 1 to 3 shit-heap to decent property ratio, despite being the same exact average age/square footage. Their home values were also about 30% less.

Been here for a year, haven't had to deal with any HOA bullshit despite working on my old car quite a bit. Maybe I got lucky, decent neighbors, but it's not nearly as bad as the horror stories.
