This coin is centralized. You're basically trusting these guys to make good real estate purchases and pay the coin holders back.
Doesn't this also count as a security since it pays dividends to holders? The SEC is not going to like that. I feel like this project is going to run into some major legal troubles.

Also did my research here, the token does not guarantee anything, the token is just used as payment method in their platform.

If they started accepting Bitcoin or Ethereum as a payment method on their platform, would that turn them into securities?
The only regulations this needs to be compliant with are Singaporean basic real state investing laws, if they're not being listed is not because of being a security, it's cause marketcap is shit atm.
