The income from having a rental property is often lower than people assume too. Especially when comparing it to investments that don't require you to do anything and don't risk you being stuck with deadbeat tenants.

This is true, especially if you have a high turnover on tenants. The key is to have enough money that having a property sit empty for a month or two and having to hire the occasional plumber, handyman, etc. isn't a hardship. If you're living off the income of only one or two properties w/o having a decent amount of money stashed away in reserve then you're going to run into some stressful situations. Also some tenants won't hesitate to call you and complain about all kinds of random things that they should handle themselves.

Vast majority weighted towards low risk assets like AAA bonds, blue chips and Treasuries. Even if you were only making 3-4% a year on 15 mil, that is around $500,000 a year, a lot of which could be tax exempt if you put it into the right assets.

That is dumb money for literally sitting on your ass. You could travel around the world all year and still have money.
