Phase 1 >Just safespot him normally
Phase 2 >Lure him to the first room and range him from outside his aggro area, might have to lure him multiple times if he wanders back to the second room so take some food
Phase 3 >He doesn't move from his spot in the 3rd room so just kite him with longrange from the tunnel that connects room 2 and room 3. (attack, run back to the tunnel, wait till his health bar disappears, repeat)
