if it still has the 13B it needs to be swapped
if its already been swapped just make sure it was done properly and you should be good to go
The fact you live near a rotary shop is amazing honestly if you want one, look for a stock or at least very close to stock one. Being fresh off of a rebuild is a plus also as long as it's documented then have the car taken to the rotary shop to be looked at before you purchase it.
