Well, it has a disc install, but comes with a verification code you need to use befire you can actually play the game for the first time.
So it's mostly just a novelty.
It's not like you can just give the discs to someone else and they can install it. That being said, verification codes are usually cheaper than the full price of a game.

You could theoretically lend the console physical release to someone, as it doean't reauire an activation code.

The PC physical release comes with an activation code. Tge advantage however is that this code lets you play on both PC and Xbox, while the console physical release is restricted to just Xbox.

If it's DX12 only or requires that you run the app store to redeem the activation code and play then it's W10 only on PC. That was my meaning.
