they are dirt cheap near me and i dont think rebuilding engine will be much of an hassle/expansive.

Straight piping won't add a noticeable amount of power.
the rx8 is a good all round car, not amazing in everything but is still good, sorta car youll drive your mum to the shop in, drive to work and kick around the streets after, can be very fun
rotaries arent extremely reliable but a lil bit oil and love and it'll run fine, and thanks to its simplicity it'll be cheaper to rebuild than a piston if the mechanic knows his shit
straight pipes additional power is only noticeable if the cars extensively modded usually as the cats restriction does little on stock

mustang ecoboost engine should be easy to install in one, but for some reason no one wants to investigate it...

I don't know of any low displacement engine that makes 232hp and weighs near the same.
The whole car was built around it's chasis and weight ratio, which is why dropping an ls1 ruins it.

rebuilding the engine is not easy or cheap on these cars- yes its small and simple, but when the apex seals go the entire donut thing needs to be re-chromed because it gets scratched and won't seal, and that costs an arm and a leg.
