If I woke up to this dream problem -- I would buy a few hardware wallets -- take % off the top and split it in to a few, then invest % of these bitcoins into diversified Crypto (eth, ltc, and a few other altcoins) using dollar cost averaging over a few weeks to get in at good price. Then hold/set/forget.
The remaining you could use a service like Local Bitcoin to literally sell btc for cash. I would do small amounts at first. Maybe use reddit and other online networks to trade services for btc. There is an entire thread of barters for ETH -- there must be one for BTC.

Didn't read the whole thread, so I don't know if you are larping or not, but here's something you can do: Coinbase has special treatment for people who want to cash out a lot of money in one sum. Contact them directly, and explain your situation, that you suddenly need to cash out a lot. They will tell you how to proceed, but if I remember correctly they can be pretty efficient. You can ask other exchanges too about this. They like the big fish.
About your bank: you can just walk in or call them and tell them beforehand that a lot of money is going to be arriving to your account. Tell them what it is (cashing out investment from BTC), and that's it. There is nothing wrong with transferring capital gains to your bank.
You can also try to offer the owner more for the apartment, and convince him to take the bitcoin. People like money.
Another thing that might be worth a try: Coinbase is a bank. If you send your BTC to Coinbase and convert it to EUR/USD, maybe you can ask them to be able to send fiat directly to the apartment owners bank account with some verification. Maybe you can't do that I don't know. But I bet there is something like this somewhere. Or a btc/fiat escrow service person who can do the transfer for you. I'm sorry if I'm incoherent, I'm so fucking tired, I just wanted to type this quick, maybe it helps.
