I can't think of any coin or token that has all those 4 things, however I can think of a few which has 3 out 4 of those things that will give you steady gains probably.

What the fuck are you talking about? Projects like sia and storj allow for cheap cloud service, projects like golem and elastic allow for private computing resource lending, projects like token, tenx and monaco allow store of value crypto to quickly be converted into fiat for use without the need the for exchanges. Then you have specialized platforms used for token creations, gambling purposes, decentralized services, bridges between other techs, etc. Crypto has plenty of real world use already, it's just not as integrated; same as how nobody gave a fuck about internet in the early 90's and look at it now, literally part of our lives.

Market cap of only 37k with a total supply of only 14 million. Project is defunct at this point and the coin is just a trading shell but all it would take is someone to buy up a decent chunk of supply, then announce they've taken over the project and set up telegram/slack groups, website, etc. Could easily 10x from current values and still only be 370k market cap.

I've built up a little position and I'm just going to sit on it forever until the coin either dies or someone takes up the project.
