So I have an interesting dilemma on my hands: my wife works part-time at a small town grocery store, and the owners asked her if she and I want to take over the business from them. They said they'd stay on for a 6 month to 1 year transitory period where they'd teach us the specifics of the store, then it'd be completely ours.

It's a nice place, it's the only grocery store in a 35 mile radius, closest place after that is a Wal-Mart, and there's an established community aspect to the store now, so the store is fairly successful overall. We're hesitant because it would require buying out their inventory, which we have ballparked at $150k, meaning we'd need a small business loan to get started and we've never done something so extreme (we have like $2600 to our names).

Does this seem like a good opportunity, and am I just being a fucking jellyfish about it? We literally just found out about this a couple days ago and we're only barely closer to figuring out what we're going to do.

Does the grocery business actually interest you or your wife? How much is the property worth? What's the turn over like? How many years will it take to pay off the loan?

Why do the current owners want to leave? Just retiring - that's fine. But if there is any chance of competition or market conditions making it less viable I'd proceed with caution.

We're meeting with them to get specific numbers tomorrow, they said they've had the store for 17 years and they've made enough to buy their house and a new truck every couple of years, and my preliminary research suggests that small town grocery stores make anywhere from $450k-$550k gross per year. I feel bad asking for advice without knowing the specific numbers but I'm kind of floundering at the moment.

If we don't take it over, our lives continue as normal, the owners will continue with the store for a few more years and then retire, probably selling the store to a local chain like Fareway. My wife works there part time right now, I am currently unemployed (was a systems admin for a couple years beforehand, haven't really been able to hold down a job for longer than that).

If you asked me before now if I would ever want to own a grocery store, I'd say no, but only because it's not the kind of business I'd want to build from the ground up. I have no qualms about the work itself, it's just not something I'd ever consider doing.

The property has last been appraised at $550k (for insurance purposes mostly), they bought it for $400k and right now the loan on the building is down to $80k, so altogether we'd be in the hole $230k when we started. Turn over is actually kind of high, but that's primarily due to the current owners having a pretty terrible hiring practice (i.e. putting a handwritten sign on the door is their only way of letting anyone know they're hiring), so the only applicants they get are retired old ladies and high schoolers.

The owners want to leave because they're getting too old to run the store and want to retire, they don't have any kids to take over from them and apparently we're the top choice of their available picks.

Yeah you really need to thread carefully. Not trying to scare you but, rarely do people just hand over their cash cow if it is as profitable and amazing as they claim.

Stake the place, figure out a rough estimate of daily traffic.

I would also ask about the lease. When does it expire? What are the terms of it and how much has it gone up/projected to go up.

Lastly, I would ask him directly what is the monthly operating capital of the business.

If it is so cash intensive that you would be out of your depth operating this business, maybe it isn't such a good idea.

That's a lot of debt to take on!
It's a hell of a commitment, you probably won't be able to take vacations, even if you have staff you'll probably want to stick around and manage the place. You're probably going to be working there in some capacity with your wife yes? so what does that mean in terms of space and conflict between you?

On the other hand this is an established business so the debt isn't as dramatic as it would be with starting a new business or certain other ventures, it has a steady income (I assume). The time commitment doesn't seem like an issue since you're married, so you're both going to be comfortable staying in the town.

Does it offer freedom though (not a rhetorical question - I don't know)? If you can more or less hire staff to run it, maybe... then again will it remain profitable if you do so? (I realize you don't have numbers yet)

Just remember: if it's not profitable after you salary you and your wife, then it's not profitable.

Grocery stores are famously thin margined and even if you have no local competitors you’ll likely be facing up against Amazon grocery delivery which is set to eat up every fucking grocery store in the country once they iron out logistics. The owners likely know this and want to get out while it’s still an option.
