properties make up about 13MM of my portfolio. I own a lot of netflix, apple, and google stock. I own part of a successful youtube channel that I funded 3 years ago. Own some expensive watches which should appreciate in value. The rest is in crypto.

Rental income is nice, try to get at least a 4-5% cap rate, but the real value of property is in the appreciation overtime.

Rentals in less desirable places will have higher cap rates, but the value of the property will not appreciate much, if at all, in some cases.

I only buy properties in major cities. Easy to rent, dealing with young professionals mostly, and for example in LA some of my properties are increasing by 10% a year.

Real estate is always pretty good to get into, but you need capital. Learn real estate financing.
