To kick off the thread, what do /bizraeli/s advise for building passive income? Drop shipping, real estate, and dividend bearing stocks/bonds are the only avenues I am aware of. Also would appreciate any anons recommendations for getting better at sales/persuasion/rapport. I currently work at a min. wage/commission retail sales job while studying and going to school. Real estate is good but you have to be smart about it, treat it as a necessary expense with a bonus (live there and the upgrade) and don't buy anything you don't plan on having significant equity if not payed off completely by the time you want to move. At that point, dyor and use a good management company, they can save your ass against litigation.

Yeah, I'm at a loss for how to position myself in this new globalized, digital economy. AFAIK, almost no manufacturing is done in the first world except for extremely high end, technical stuff, and most of the jobs that have been created in the past decade or so have been low skill, low wage jobs like retail and fast food. It's harder and harder to find a niche when the whole world is constantly trying to push into every niche at the same time while automation and software eat up everything else

In your first years your capital cost allowance (depreciation) on your property is so great that you won't be paying taxes anyways. When you go to sell every dollar in revenue you show is $10 more you'll make on the sale (10% cap rate).

Don't grind them down. They are making you money. The happier they are the less likely they are to ask you for raises, steal, quit ect.

One of the best lessons I got from that is to avoid the 3 C's: Do not ever criticize, condemn or complain. Also, being funny helps, and being intrigued or interested in what people have to say can help too. You do not want to waste any time on anyone who wastes or does not value your own. Not everyone has the same heart as you. Make sure you surround yourself with people who give much as much of a damn as you do too.

You almost there user. Your not just listening to these people. Force yourself to be excited for them. Force yourself to genuinely care about what they are saying. I know the feeling of being so anxious about what to say next that you get stuck in you own head and zone out. It takes awhile but you will learn to relax.
