I own individual condos, houses useally aren't great for renting out. The best way to keep nigs away is to buy in a nicer more expensive area, in a mostly white neighbourhood. The biggest cons would be the expense of repairs, or having to do them myself, also it can be annoying if tenants are calling you while you're trying to relax or playvidya.

I'd like to do real estate and I've thought about this, too. If you eventually get multiple properties, it would seem nice to spread your exposure out so it's not all in one local market. You'd need to find people you trust over there to find tenants and handle maintenance, though.

In DC, they seem to act like landlords are all evil. If a tenant stops paying, it takes over six months and several trips to court to evict them. I've heard of landlords actually paying deadbeat tenants to move out. Across the river in Virginia, it's more reasonable.

I was. Rented out 3 places for 4k a month after property taxes, all cash. Started out great, but after like 17 months the fucking cart flipped off the rails and being a landlord turned into a nightmare.
Shit broke weekly and we live out in the boondocks, finding anyone to fix shit on short notice was impossible. All I could get was the local methhead if he was out of jail. HVAC faggots heard I was making money and started charging me outrageous prices. It made me learn you can buy fucking freon online without a license, a scale, freon sniffer and gauges, and watch youtube videos and pay for all of the equipment and profit the the first time you use them. Fuck for me it's cheaper to buy new parts than to take the broken part to a place to have it warrantied. We went through a record draught and one house's foundation just shit the bed. Insurance was a bitch to get to pay me.
Two places were nice, one was a shitty efficiency. They're just sitting empty now, been thinking about biting the bullet and hiring a property manager firm and collecting a grand a month or so.

DEFINITELY illegal to cancel basic, necessary utilities that you provide to tenants. However, if the utilities are in their name, and they're too dumb / broke to pay the bills, you aren't required to cover their ass. (This is part of why landlords like properties with split utilities--it lowers the overall risk factor.)
