Any anons here landlords?

Any anons here landlords?

>make 50k per year doing basically nothing.
>might have to fix one thing per month month, or pay someone to.
>get to take wagies money.
>have complete control over them.
>live at home expense free, play vidya and shitpost all day.

It's god tier, just don't rent to blacks/Mexicans. I only rent to single whites and asians. I'm always paid on time also.

I paid my landlord 1 years rent upfront

That is my dream goal, actually. Need to make like 300-400k in crypto to buy several flats and rent them

This is probably what i'm gonna have to do since i'm young and don't have a long credit history.

Where do you live that you can buy several flats for $400k?

That's good to do, but pretty uncommon. one tenant actually did that for me, I used it to go all in on BTC and ETH.

Ya... The issue with that is that to net 50K a year you need minimum $1M in property

Do you have houses? Duplexes? Etc? Best way to keep nigs and spics out? What’s the biggest con?

could buy several flats in uk with 300-400k, god knows how many you could buy in some east europoor country

Doesn't have to be luxury flats

I did it so I wouldn't accidentally lose all my rent money in crypto lol

how long until you break even?

What do you think about renting places far away

Too much trouble if something goes wrong?

Where the fuck are you going to buy "several" flats for that much? You don't want to rent to destitute filthy pooorfags

I own individual condos, houses useally aren't great for renting out. The best way to keep nigs away is to buy in a nicer more expensive area, in a mostly white neighbourhood. The biggest cons would be the expense of repairs, or having to do them myself, also it can be annoying if tenants are calling you while you're trying to relax or playvidya.

I thought about teaming up with some colleagues from uni to buy up rundown property, fix it and rent it out to welfare recipients because of the sweet, sweet gubanmint money. Problem is that the housing market here is in a huge bubble, so even ramshackle shit costs a fuckton.

On a side note. Has anyone any experience with the real eastate market in southern europe?

>You don't want to rent to destitute filthy pooorfags

But that's the entirety of the UK though...

Russia, basically europoor. You can grab some nice Moscow single rooms for abou 70-100k. Monthly rent is somewhat 500-1000 usd.

how many apartments? average rent?

>one tenant actually did that for me, I used it to go all in on BTC and ETH
Damn, dude. Assuming this happened at least a few months ago, that was one hell of a nice gift from your tenant.

In the UK that's a good plan. I know one of my dads friends that bought several terraced houses for like £60k each in stoke on trent each earning him £450 a month in rent.

Yes but only have 1 Property right now. Plan on buying another 1 at least this year .

I'd like to do real estate and I've thought about this, too. If you eventually get multiple properties, it would seem nice to spread your exposure out so it's not all in one local market. You'd need to find people you trust over there to find tenants and handle maintenance, though.

My father is a landlord of multiple properties and I have been helping him since I was a kid. These things are what I have learnt and what I have seen in the past 20 years

>There is always a small problem arises every 2 to 3 days per wk
>Renters are entitled pricks who think the landlord should babysit them because they have paid the rent
>Laws heavily favor tenants, don't bother going to the court
>Late payment should always be expected
>Rent is very closely related with the central bank interest rate
>Raise the rent every now and then, otherwise you couldn't keep up with the inflation
>Your local council NEVER helps you even though they collect a huge sum of cash as "tax" every year
>Bureaucracy is an amazing thing. Clueless civil servants always tell landlords to install things that are mostly unnecessary

>Laws heavily favor tenants, don't bother going to the court
>Your local council NEVER helps you even though they collect a huge sum of cash as "tax" every year
I'm stuck in the Washington, DC area for now and we have three different districts with three different sets of tenant/landlord laws. In DC, they seem to act like landlords are all evil. If a tenant stops paying, it takes over six months and several trips to court to evict them. I've heard of landlords actually paying deadbeat tenants to move out. Across the river in Virginia, it's more reasonable.

do you know if it would be legal to do something like cancel the electricity or water service? depending on how the payment for that was set up i guess

I was. Rented out 3 places for 4k a month after property taxes, all cash. Started out great, but after like 17 months the fucking cart flipped off the rails and being a landlord turned into a nightmare.

Shit broke weekly and we live out in the boondocks, finding anyone to fix shit on short notice was impossible. All I could get was the local methhead if he was out of jail. HVAC faggots heard I was making money and started charging me outrageous prices. It made me learn you can buy fucking freon online without a license, a scale, freon sniffer and gauges, and watch youtube videos and pay for all of the equipment and profit the the first time you use them. Fuck for me it's cheaper to buy new parts than to take the broken part to a place to have it warrantied. We went through a record draught and one house's foundation just shit the bed. Insurance was a bitch to get to pay me.

Two places were nice, one was a shitty efficiency. They're just sitting empty now, been thinking about biting the bullet and hiring a property manager firm and collecting a grand a month or so.

DEFINITELY illegal to cancel basic, necessary utilities that you provide to tenants. However, if the utilities are in their name, and they're too dumb / broke to pay the bills, you aren't required to cover their ass. (This is part of why landlords like properties with split utilities--it lowers the overall risk factor.)

east europoor country here
it's not that cheap
good apartment is $3000+ per square meter

This is pretty much what im gona do after i get second mil in crypto. Though here in nordic apartments are expensive and rent are not that correlated to it, depending where you live. But laws are pretty fair and people are fair so

Do you have any bad stories with being a landlord? I have made some really good gains with crypto and have planned out that in a year or so I can live off real estate for the rest of my life if I want to. Only problem is that I hear stories of people completely destroying places.

>just don't rent to blacks/Mexicans
Won't the federal government fuck your shit up if you do this?

>learn a trade
>work hard for several years, do all the stupid stuff and maybe learn another trade on the side
>start business
>get employees
>expand business and open a another business in the other trade/hobby you did at the same time
>buy land, start farming
>soon several businesses are going
>put extra money into buying the run down shitters by the farm for cheap
>fix em up
>rent out
>have a fucl ton of kids and have them work for you during this process.

>yfw you're not in the generational game

Your riches are left behind at death, expand the fuck out of your businesses and pass it on to your kids. If they have some autistic interest growing up, try to capitalize on it and they will run it well. Have all the businesses under one brand/name.

>>learn a trade

let me save you the trouble right there pal you might as well kill yourself right now

t. former tradesman

I want to become one, i'm going pretty hard with my own gains. Still have a long way to go but 1 mill will probably cover it for my own house and two or three others.

India

Same shit in Taxachusetts
I had a buddy who wasn't paying his rent, asked him "aren't you worried they'll kick you out"
He replied with "lol no, you know how many laws I have to protect me"

Best thing to do is buy up houses near Universities and cram as many bedrooms in there as you can. Students will accept piss poor living conditions while paying out the ass for rent. Also, they're generally not smart enough to cause a fuss.

the fucking dream, good on you

I'm Scandinavian, got a good education and soon graduating to a well paid field, but even then it'll take it me like fucking 30 years of meager living to save enough to pay off the loan on a single small city apartment. No wonder the rich are accumulating when it'll take an entire life of wage slavery to own property in our socialist "paradise".

real estate is a horrible investment imo. no liquidity, shitty tenants, etc. No point unless there is a housing bubble.

What's wrong with trades or what one were you in?
I have an electrician friend and he seems to love it, gets paid pretty good.

exactly why im buying over renting

shut up carlbsberg and go be a good cuck.

False.

is it in a nice part of moscow?

I have about 400k gbp in crypto gains. i think i'll buy a house with enough room for a few friends, then get them to pay a small amount of rent to cover the mortgage. Live that neet life.

nothing wrong really. If you are in the higher IQ and dont like mundane work you might hate it, but then again youll hate an office job too.

I made 1.1 million dollars from crypto, age 22
Just got my result out for an mba exam, not selected.
Although I have made more money than any of the wageslaves will ever make but it still makes me feel so low , kindof like that I am dumb and not smart enough. What's wrong with me?
