Realistically if you go for normie gym how will you be better/cheaper than the commercial normie gym? If you're a specialist powerlifting/bodybuilding gym and there isn't one in the area providing the area is big enough you can be successful

I think if you had a small circle of friends to guarantee membership it's a good start. I have a large garage and built a home gym out of one bench, one squat rack, one bar and lots of cheap plates/some accessories and it basically paid for itself charging 4 friends £10 a month.

I feel like your monthly operating expenses are crazy under estimated.

There are a lot of CrossFit gyms, meme exercise classes that charge out the ass for a mediocre workout, and YMCAs.
While a lot of people do workout and are paying attention to their health, whether it be blowing thousands on stupid retarded diets at Whole Foods, Harris Teeter, and Earth Fare, or stupid classes, I don't think a dedicated gym would do well, given the population.
The YMCAs here are pretty good and, as far as I know, have monopolized gyms here. Then comes CrossFit gyms. Then comes retarded exercise classes. Then you have to compete with free classes hosted outside on fields in uptown Charlotte. I don't know about dedicated powerlifting gyms with serious people though. I'm in South Charlotte surrounded by YMCAs and CrossFit gyms so I don't know much about uptown Charlotte, if that's your target.
To do well, you'd have to do something that offers what the YMCAs and CrossFit gyms don't. You'd need to have a lot of squat racks and whatnot, employ people who know what they're doing, and put an age restriction.

High upfront costs that you will never pay off. Opening a gym is a terrible business.
